and every part of the job was absolutely super.

Brad was just great and very dedicated to getting everything done well
and making sure we were satisfied.  We had a whole laundry list of jobs
that we had in mind to do and he provided advice and ideas as well as service. 
He was extremely hard working and though he did use some others to do work,
he supervised most of it and checked after everything they did. 
He came back multiple times to take care of small details that needed attention. 
He was also a very good communicator, keeping us updated
with e-mails and pictures when we weren't there in person.

It was truely a pleasure working with Brad Loy on this project. 
Right from the start we had a good feeling both with the promptness of
his responses as well as his suggestions on how to implement our plans. 
Being a remote owner made it essential that we were able to rely on Brad
to insure that the work was completed as designed.  The results are amazing,
and we were very pleased with quality and craftsmanship that Brad brought to the job. 
Brad did his best to minimize disruption when we were down to visit the property
during the job.  He took care of pullng all the permits required,
and insured the site was cleaned up at delivery . 
The size of the deck and porch were significant, adding over 900 sf to the home. 
Brad worked with an engineer to develop a design that would maximize the views
of the water, while conforming to the strict codes here on the coast. 
I would recommend any owner considering a similar job to give him a call.

Brad handled a kitchen cabinet and 2 bathroom Pirate's Cove condo make over for us. 
He certainly has the integrity you seek when you turn over the access of your condo to
someone when you are not able to be present at all.  We live in Suffolk, the condo
makeover is in Manteo.  Brad really couldn't have been more fair and helpful than he was!

The cabinets were bought from Griggs and they are beautiful. 
They are so helpful and responsive as well! 
They allowed us to borrow the cabinet door,
pick up samples from various places after hours,
communicate by e-mail and pictures to select sinks, cabinet pulls, etc. 
Brad handled the installation, the monitoring of the granite installation,
the set up of the new appliances, etc.  He served as our GM on the project
which is very helpful when you cannot be present.  He added trim work that
matched the cabinets without additional charge. 
He fixed some plastered areas in the kitchen when not required in the original contract. 
He went above and beyond our original plan on what it would take to have the makeover complete. 
We also had an issue with cracked granite through another vendor, that he managed the
resolution of for us, and would not accept payment until we received in writing what we
sought from the granite installation firm as a means of restitution.
I highly recommend Bray Loy and would definitely use his services again!

The builder, Brad Loy, built a Nags Head style wrap around porch with exposed rafter tails and a
vaulted cedar ceiling on a basic beach box style home...he also performed extra projects of
adding (and painting)  board and batten siding in the eave over the porch roof and relocating
and replacing outdoor spot lights....deck gates were also rebuilt to function with the new porch.

Brad Loy and his wife Rhonda were wonderful to work with and made it a point to make things
just the way I wanted them to look....project stayed exactly within budget and time restraints....
although I made a few minor changes as the work progressed (vaulted ceiling on porch),
Brad took it in stride and made everything exactly the way I wanted it!
I was impressed with Brad's knowledge of every facet  of building,
from carpentry, trim work, painting, electrical, and plumbing...
he also installed a dehumidifier downstairs in the cottage
that has made a wonderful difference in air quality....
I am truly glad I found someone with his expertise
regarding the overall appearance and health of my cottage! 
The finished porch transformed my cottage and is a huge success! 
I would definitely hire Brad again.

Brad Loy is a reputable and skilled contractor who completed a number of
significant projects at our beach home on the Outer Banks, NC between 2012 and 2014. 
We were so pleased with the quality of his work on a storm repair project in 2012,
that we hired him to build a beautiful two bedroom/ two bath free standing pool house
to compliment the existing 1980 beach house and along with that, a concrete in-ground pool. 
 Being so pleased with the new addition and pool, we recently hired him to replace some of
the exterior siding, remodel bathrooms and complete several other jobs to
update and enhance the property .  He is a person with integrity, patience, and a true desire
to make the homeowner happy that they chose him as their builder.  
We have found his pricing to be very fair.  Specifically our projects were:
 Interior and Exterior storm repairs in 2012: $5,000
 Two bedroom addition, decking, and in-ground concrete pool in 2013: $150,000
 Interior and exterior remodeling on existing 1980 beach house in 2014: $12,000

Mr. Loy repaired a large area of popcorn ceiling that was falling.
Member Comments: 
Brad Loy has done superb work for me once before so I had him come back again to repair my falling plaster. 

Our house is older so some things are obviously going to need repair.  In this case it was our living room ceiling. 

The ceiling is over 15 feet high.  This required staging of scaffolding in order to do the work. 

To make matters worse for the contractor, our living room is on the third floor of the house. 

Brad was once again meticulous in setting up his scaffolds & creating a plastic shield around them to

encapsulate the dust as he performed his work.  I have heard horror stories of how most contractors

make such a mess anytime they attempt a job similar to this.  That was not the case with this contractor. 

He took the time & effort to ensure all prep work was as it should be all the while minimizing the dust

as much as possible.  I was very pleased with his insistance on keeping the house clean while he worked.
The final product required new plaster to be sprayed into place once the old flaking, falling was removed,

area sanded, & painted to prepare the surface for new plaster.  Could not be happier with the final product. 

You would not be able to tell where the repair was done at if you saw the ceiling. 

As far as pricing, once again, Mr. Loy was very reasonable, especially considering all that went into this job. 

I would highly recommend this contractor to others for whatever service they may need, from remodel to

building of a new house.  I have heard from a neighbor (Brad Loy build their house) that Brad is the best. 

Based on my experience thus far I cannot disagree.

This was step 1.
 Step 2: Expand the house by going up and out, which involved moving exterior walls and removing the roof.

I had to move in to the vacant rental house next door and be out by June 1 when the summer renters arrive.

Brad had a lot to do with a strict time frame/deadline. He completed the job on time with out sacrificing quality.

He has a strong network of top quality subs ( plumbers, electricians, even interior designers) but is very much

a "hands on" contractor.  As the norm, he is first man on the job site and the last one to leave.
He provided me with detailed billing every week, so there was no question about monies on such a large project.
I recommend Brad to all my friends who are considering any type of home building project, from renovations to

new build. You can find pictures of the work he did on my house on his website. It turned out beautiful and the

quality is second to none.

Brad's first house that he did for me was a total renovation of a rundown property back in 2003.

The house turned out fantastic at a reasonable cost of about $60k. I sold the property and made a nice profit. 

The next project he worked on for me was in 2004. This was another total renovation and converting a house to an 

office building in Kill Devi Hills.  That I still own for cost about $75k.  Shortly after that I purchased a house behind

the office and again remodeled it at a cost of about $40k. The next project Brad worked on for me was  a renovation

and addition on Sutton Ave in Kill Devil Hills completed in 2007 for $90k. A house was built for me by Brad in Kitty Hawk

was performed for me in 2008 cost of $205k. The next project was a small house on a pond in Kill Devil Hills 

for $65K completed in 2009. He removed an addition and returned back to it old original charm.

As you can see Brad has done many jobs for me over the years.  He is one of the very few contractors that

was willing to do small or large jobs.  There have been way more projects that Brad has performed for me

over the years than there is space above to list them. His attention to detail and thoroughness is a unique

quality on the Outer Banks for a builder. I lived on the Outer Banks for over 25 years, I never heard anyone

speak ill of Brad or his workmanship. He is honest and hardworking.  He does not just oversee a job but is

"hands on" as well on a daily basis. All the jobs Brad completed for me were finished in a timely manner

and the quality was exceptional. Very few builders can claim both of those characteristics of their work.

I can only hope that my next project, he will have time to work me in.

He re-framed the floor and sheathed it. Removed old windows and replaced with new energy-efficient windows.

Tore out the old drywall and hung new drywall. Sprayed popcorn on the ceiling to match the existing structure.

Painted to match . All this while taking measures to ensure the rest of the house wasn't effected while the work

was being done.

My experience with Brad was very pleasant during a job that can be extremely stressful. He was always punctual

and courteous.He would keep me informed during each phase of the project and explain each process thoroughly.

He estimated how long and what each phase would cost and kept it within those projections.

When we ran across an unforeseen problem, (i.e.)mold, he showed me,explained the problem and what we needed to

do to solve it. Brad took care of that problem at a fair cost and continued the job to completion.

Brad was the main contractor gutting and remodeling the existing house, and adding a two story addition,

and a fenced in pool.
Member Comments: 
Brad did an exceptional job.  The original "saltbox" house was built in 1973 and was in poor shape. 

He totally gutted the inside of this structure, and rebuilt the window and door frames so he could replace the old ones

 with hurricane specification- grade windows and doors. He grew up in Kitty Hawk, and used the best subcontractors

in the area to do the plumbing, heating, electrical and carpentry work.  He negotiated the prices with each contractor

and this saved thousands of dollars, when I compared his negotiated prices with other bids I had originally received

for this project.  He and his assistant did all the new dry wall, painting, and counter and cabinet construction

and installation.  Because of Brad's excellent relationship with individual construction craftsman, all the finishing work

in the house was done beatifully at a much lower price than bids I recieved from other builders. 
Brad also worked with me and the architect to reeingineer the foundation pilings and supports under the old

structure to exceed the building standards, and at the same time reduce the costs of the addtional plans for

this part of the construction.  He always consulted me on any construction changes before he did them,

so we worked closely together to improve such things as locations of light fixtures, replacement of the

circuit box and pool filter and pumps, and the rerouting of venting to provided a better airflow. 

I am extremely proud of my totally beautiful renovated beach house and am looking forward to living

their full time within the next few years. 

I would strongly recommend Brad Loy Builders to anyone who wants and appreciates quality construction.

Before construction even began, Brad met with us numerous times to try and adapt our plans to

our lot and local building codes and ordinances.  Because he is a proud "local", he knows who to see and

where to go to get required permits.  We were living in VA at the time and Brad was able to represent us

through all the process.  Brad took care of all details including lot preparation before construction began. 

On his recommendation we built up our lot which proved to be good advice considering the massive sound side

flooding from hurricane Irene in 2011.  Once construction begins he stays on the job. 

Brad knows and uses all the best sub contractors.  I am an structural engineer by trade,

so I can verify that Brad pays close attention to details.  Brad will always give you what you want. 

But he also is good at recommending changes he thinks will improve the finished product. 

Brad has been back to do warranty work for us.  He always returns calls.  Our once beach house is now our home. 

When we needed a deck enclosed to create an office space in 2010, we called Brad.  Again he handled the whole

process with complete efficiency.  Brad is very personable and courteous.  You can tell he takes pride in his work.
A closing note.  Brad built our pier and decks.  We sustained NO damage from Irene flooding when many of our

neighbors' were destroyed.

Brad Loy was my landlord for ten years.

One day he came to me and said: "I need to remodel the rental unit you are living in,

let me build a home for you." At first I was hesitant. The idea was exciting but I didnt know how to begin.

Brad introduced me to a home loan originator he works with. She qualified me for the total amount of money

I could borrow for home and land. Brad then took me around showing land that he felt was within my budget.

We found one that I liked close to work. He helped me negotiate and make the offer to buy the land.

Brad's staff designed a home to fit my land. The living room with a glass wall and porch are on the south side

to let in light. Skylights were installed to let in natural light. He positioned my home and did site work in a way

that saved all of the oak trees that surround me today. He and his staff worked with me during the design process

which I'm sure took a lot of patience. We had enough money to build a shop downstairs. Materials were of good quality

and workmanship superior. Brad and crew have an eye for detail. I had one small issue which he quickly resolved at

no cost to me. Brad backs his work and 15 years later my home looks great. I'm glad Brad helped me to become a

homeowner. If I need a builder in the future, i will call Brad.

I would recommend any first time homeowner to get his help.
